The Villages at Gwynedd Pointe is a townhome subdivision built by DeLuca circa 1993 and located in Montgomery Township, Montgomery County, Pennsylvania. Access to the Gwynedd Pointe neighborhood is from Welsh Road (Route 63) or Knapp Road onto Bell Run Boulevard.
Gwynedd Pointe is a beautiful, mature neighborhood with an abundance of well-maintained trees, shrubs and flowers; and it is convenient to Montgomeryville's businesses, shops, restaurants and commuter routes.

Rent Addendum
As discussed during the Annual Meeting, the Board of Directors is proposing that a rent addendum be added to the Association’s Declaration. All homeowners will receive the proposed addendum in the mail and a ballot. Please see the key points in the proposed addendum outlined below:
No unit may be rented within 18 months of the date of initial ownership by the Owner.
No person or entity may own more than 2 homes in the Association.
Must be in good standing and have all violations addressed prior to renting.
Provide a written lease no later than 15 days prior to move-in and include a “due on sale clause” and homes cannot be sublet.
All leases are to be for a minimum of 1 year with no transient, short term, or temporary tenants/leases.

Scam Alert - PECO would never knock on your door asking for info.
Plantation Court homes had someone knocking on their doors claiming to be from PECO saying there was an air quality issue and asking to see their PECO bills. Here is the Google answer to the question "Does PECO ever knock on your door to get information from you?"
“PECO rarely, if ever, sends representatives to your door. If they do, it's usually related to a service concern in the area, and they will have some form of identification and explanation for their visit. PECO would never ask for your account information at your door because they already have it. Be cautious of anyone claiming to be from PECO who asks for account details, as this could be a scam. "

Page 52 Important Alert – To Prevent Siding Damage
In order to protect siding from landscaper mower or trimmer damage, there are two options:
Maintain the bottom edge of the bottom row of siding 6 inches above ground level.
Maintain a buffer from the wall of the house extending 12 inch out consisting of pavers, mulch, or river stone larger than 2” in diameter. The buffer cannot encroach on common property. No tipple stone, pea gravel or other small stone is to be permitted as it may cause damage if thrown by a mower or weedwhacker.
If neither of these options is implemented at your home and the bottom row sustains siding damage, the landscaper will not repair and/or reimburse to repair the damage.
